Market & Financial Feasibility Studies



CJL completes market and financial feasibility studies or analyses for all types of residential, retail, office, warehouse/light industrial, lodging, and mixed-use development. Studies/analyses are provided for lenders and investors, rating agencies, real estate developers, property owners, and public agencies. Assignments often include development of financial proformas.



Third-Party Due Diligence



The firm works with lenders and equity investors evaluating potential property acquisitions or financing opportunities. Work has included analysis of market and economic base data, assessments of market demand and supply, estimates of property, debt, and equity values, and evaluation of stress scenarios. Services typically include both a property site visit and a report and/or presentation to the investment committee.



Transit Right-of-Way (ROW) Planning, Acquisition, & Relocation



CJL works with public agencies and engineering firms completing ROW planning for transit projects, including development of Real Estate Acquisition and Management Plans (RAMPs) for federally-funded projects. The firm has worked for the Federal Transit Administration (FTA) and the Federal Railroad Administration (FRA) as a Project Management Oversight Consultant.



Development Planning



CJL conducts market research to assist private developers in planning and marketing large-scale projects and to assist public sector agencies in master planning and economic development. The firm also develops financial proformas to assist developers in securing project financing or to evaluate the need for public incentives.



Strategic Planning for Real Estate Assets



The firm assists clients in evaluation, use, and acquisition of real estate assets for their own needs and for investment purposes. The firm also assists clients in evaluation and disposition of non-essential real estate.
