Due Diligence Services for Property Acquisition, Financing, or Sale
Services include property evaluations, market research and analysis, valuation of assets, evaluation of development plans, feasibility analysis, and evaluation of disposition options. Services may also include review of loan files, leases, management agreements, and other pertinent documents.
Market and Financial Feasibility Studies
Market study services include detailed analysis of current and projected future real estate market conditions to evaluate new development proposals, identify development opportunities, or create viable master plans. Services also include evaluation of the market viability of transit-oriented development opportunities. Financial feasibility studies involve analysis of project costs and revenues, creation of pro forma cash flow projections, and calculation of supportable financing. Studies are provided for lenders and investors, rating agencies, real estate developers, or public agencies.
Valuation
Past valuation services have included estimates of property values, loan values, subordinate and distressed bond values, equity values, and condominium conversion values.
Advisory and Disposition Consulting
The firm assists non-profit clients in evaluating and disposing of non-essential real estate, developing and implementing a marketing plan, and acting as the owner’s representative for the disposition, including evaluating purchase offers and working with real estate brokers and legal counsel.
Right-of-way Planning and Oversight for Transit Projects
The firm works with public agencies and engineering and architectural firms in conducting property research and completing right-of-way planning for transit projects, including development of real estate acquisition and management plans for federally-funded projects and participation in risk assessments.
